Why Spying on Buyer Conversations With Your Smart Device Isn’t Smart
Can you use your smart home device to record buyer conversations when it concerns your home? That’s a somewhat common question among sellers and the answer is no.
As a seller, can you use your smart home device to record buyers’ conversations when it concerns your home?
Actually, the answer is no.
Texas state law prohibits any resident from recording conversations in which they are not a participant. However, video recording is acceptable so long as you don’t interfere with the buyer’s right to privacy. Whether you’re holding an open house or showing, buyers enjoy the right to speak privately about your home with their agent.
I understand you want feedback from buyers and extracting it from the agents who represent them can be difficult, but using a smart home device or a baby monitor is asking for trouble and must be avoided.
