Montrachet – Your Chance to Enjoy Luxury Living at Entry Level Prices
Montserrat is one of the premier communities in Fort Worth. The brain trust behind Tarrant County’s wildly successful development project is the Siratt family. Well, they are doing it again. Montrachet will be as beautiful – and in some ways better – than Montserrat. You’re going to need to tap into your imagination. Right now, you can buy a buildable lot. Like with most investments, the early bird gets the worm. But never mind all that; Montrachet is your chance to turn your dream home vision into reality. Only 169 homes will be built in Montrachet. Lots in the 254-acre development range from a quarter acre to 7 acres. Currently, prices are listed at $200,000 to $2 million for the land. Like Montserrat, this will be a gated, homeowners association (HOA) community. There are strict standards for building. Not just the design of the home, but the quality of all the materials and workmanship. The developer estimates that initial home values will start at $850K. The developer’s estimate of home values is based, in part, on Montserrat. Neighborhoods.com provides the following housing stats for Montserrat based on data over the last 12 months: Single Family Homes:

There are three neighborhoods already mapped out in Montrachet. You will have the choice between The Park, The Grove, or The Terrace.
Homes in The Park sit on smaller lots with wide sidewalks and lush landscaping. They offer an opportunity to live in luxury at a more affordable price point. For some, the lower maintenance of less land is highly desirable. Although lots #11 and #22 are corner lots over half-an-acre.
The Grove offers “ranchettes” with views of a green pasture or pecan trees. You can build a very nice ranchette on lot #7 which sits on a cul-de-sac.
The Terrace offers large lots for estate homes. You will have views of the cliffs of Montserrat and the twinkling lights of downtown Fort Worth. At just over 7 acres, lot #25 is one of the largest pieces of land in The Terrace. You can build a grand estate with plenty of swinging room. Whichever home you choose, you’ll be nestled in a country setting, but with a short commute to downtown Fort Worth. Just hop on Loop 820 to reach all the downtown hot spots in under 15 minutes.
There are big plans for the Montrachet gated community. There will be 24/7 security and a guard gate that is accessed from FM-2871. Amenities will include a resort-style community center with a pool, outdoor cabana, putting green, and much more – including concierge services. Beautiful views abound with 50 acres of parks, green space, and hiking / biking trails for the whole family to enjoy. You will also be able to host large events at the open-air pavilion. For smaller gatherings, take advantage of the cooking area and firepit. Get a little practice in with the putting green Or, enjoy pickleball or Bocce. Your guests will be in awe of the 75-year-old pecan orchard.
A Lovely Stroll
You can take the family on a picnic along Mary’s Creek. Or, stroll along the walking trails and admire the pecan trees. The surroundings are truly breathtaking. The 17-acre Nature Park also has a sports court. Nearly everything you and your family needs will be inside the gates of Montrachet or nearby.
The best private schools are close by. All Saints’ Episcopal is just down the road. They have programs for children aged three through the 12th grade. All faiths are welcome. Fort Worth Country Day also offers superior education opportunities for pre-K through 12th grade. Along with Southwest Trinity and Trinity Valley you will have many excellent choices for your children that are all less than 10 miles away.
There are 12 commercial and retail lots in Bella Plaza Montserrat. A few businesses have opened already, including Salons of Volterra. You could even open your own business in Bella Plaza as pads are still available. It is conveniently located on the 820-frontage road.

There are many great restaurants in the area. We recommend Bonnell’s Fine Texas Cuisine. It offers a unique fine dining experience. Appetizers include elk mini tacos and crispy quail legs. You can order elk tenderloin or pepper-crusted buffalo for your main meal. For those who prefer the simpler things in life, enjoy their beef tenderloin with a side of roasted vegetables. Loosen your belt and order crème Brûlée or Gigi's Amaretto Cake for dessert. Bonnell’s also offers rare and limited availability wines. If you find something you love on the menu, they are happy to share the recipe. Put in a request online – or just ask the chef a culinary question – and break out the good pots and pans.
The completed Montrachet will have all the old-world charm, modern conveniences, and stunning surroundings Monserrat. The community is nestled within beauty and convenience. Mary’s Creek winds along the north side of the community. Montserrat lies to the east. You’ll be able to hop on Team Ranch Road to the south and FM 2871 to the west.
