Why LIVE IN Westcliff
Westcliff West are neighborhoods close to Texas Christian University (TCU). The area is known for its Tudor-style homes built in the 1920s and its hip Mid-Century modern homes from the 1950s. It’s a college town that’s been morphing into a family community as folks move in and renovate these classic houses. There are some new homes being built as well. Let’s explore what’s cool about Westcliff and Westcliff West.
From Cowtown to College Town
The Westcliff neighborhood’s history begins in the 1920s. But TCU was (and is still) the engine behind the expansion of the Fort Worth communities that surround it. TCU got its humble start in 1869. The Clark brothers (who founded the college) sold everything they owned to buy a larger building in Waco, TX to accommodate the growing student body. It seems that TCU was meant to be in Fort Worth – the building in Waco burned down in 1910. By now the college was doing so well that it had several courters who wanted TCU to reopen in their town. Fort Worth made them an offer they couldn’t refuse. The enticement included 200,000 buckaroos, 50 acres of land, and streetcar service.
Westcliff is ranked the number four neighborhood in Fort Worth. It comes in at #260 out of all neighborhoods in Texas – ranking above 95% of other areas in the state. You know, this really big state with tons of other neighborhoods. It is also a very safe community: Westcliff crime is down 13% year over year. Not that crime was high. It’s 7% lower than the U.S. average. Great schools, naturally. School test scores are 71% higher than the U.S. average.
It Ain’t Cheap
All that charm and proximity to TCU comes at a steep price. Don’t despair – there are still opportunities to get into the neighborhood at an affordable price. And remember the ridiculously low mortgage rates we have right now. Take advantage. Okay, let’s talk numbers.
Median home value is 40% higher than the U.S. average at $258,142. Home values are 81% higher than the rest of Texas. Median rent is $972 – only 2% higher than the U.S. average.
Income per capita is 44% higher than the U.S. average at $42,859. Median household income in Westcliff / Westcliff West is 47% higher than the U.S. average at $81,358.
What to Do in Westcliff

TCU Football at the Amon G. Carter Stadium, of course. But there’s much more to do in and around Westcliff. Play Street Museum is an interactive experience for the kids. You can also take the little tykes to the Fort Worth Zoo. In addition to the zoo, there’s an outdoor learning theater. They’ll also love splashing around Safari Splash. Parks, community centers, tennis, fishing, and more are available throughout the Fort Worth area.
West Cliff sure has some fancy apartments available. Here are a few professionally-managed, luxury apartment communities. We’re talking sparkling pools and dog parks. Upscale living for the short-term or long-term.
The Alta Waterside apartment community has an amazing array of floorplans. From a 570 square foot studio to a 1369 square foot 3-bed, 2-bath apartment. Pricing starts at about $1,100 per month. The many amenities include a clubhouse with hidden speakeasy, 24-hour fitness center, and full-service dog grooming.
Marquis at Bellaire Ranch
Marquis at Bellaire Ranch has a rare perk: No weight restrictions on pets. You can select from two and three-bedroom units ranging from 677 to 1447 square feet. Prices start at about $1250 per month. The amenities include a clubhouse with kitchen, 24-hour fitness center, and dog park. Furnished rentals and short-term leases are available.
Chateau on the River
The fancy name sounds expensive, but rent is a bit lower at Chateau on the River. One and two-bedroom apartments from 554 to 1018 square feet start just at $975 a month. Amenities include a fitness studio, dog park, and coffee and beverage bar.
Small but Fierce
You may already follow the TCU football team, the Horned Frogs. For the uninitiated, it was the university’s first yearbook that bore the name. The students selected the school colors of purple (representing royalty) and white (signifying a clean game). A Horned Frog is a “small but fierce lizard that was embraced as the school mascot.” (TCU About page.)
